A world leader in the logistics and distribution development industry
Founded in 1986, we are Panattoni. As well as being the world’s largest privately-owned industrial, logistics and distribution property developer, we pride ourselves on building positive and long-term relations with the local community.
We are the largest speculative developer in the UK and we have a reputation for our best-in-class track record of delivering sites at a speed and scale our customers depend upon. Panattoni has committed to delivering more than 30 million sq ft of new industrial space across the UK in the next five years.
We constantly strive to exceed the expectations of our partners while delivering Grade-A logistics and distribution space for our occupational clients, enabling both to succeed and grow.

Already delivering for Kent
In the last five years Panattoni has invested £635m in Kent. We’ve developed sites at Aylesford and Sittingbourne; we purchased Marley’s old site at Wrotham which is currently going through the planning process, and we’ve now purchased the Marley Works.
Secured for Aylesford
While we might be the UK and Europe’s largest industrial property developer for the last eight years, we recognise that we can’t be successful unless we work closely with the local community and deliver on our promises.
At Aylesford we turned a strategic allocated brownfield employment site, that sat vacant for five years, into a fully completed development providing significant contribution to the local economy in less than four years.
We delivered on our promises
During the planning process Panattoni committed to a wide-ranging raft of improvements, and delivered on them, including:
Delivering 3,000 jobs
Investing £4m in transport upgrades, including Aylesford and New Hythe railway stations, and funding for a public bus service
Contributing £400,000 to a nature recovery scheme at Boughton Monchelsea with Kent Wildlife Trust
Delivering 5km of paths, roads and cycleways
Spending £8m on upgrading Bellingham Way
We've partnered with Marley at Aylesford
We also have a strong relationship with Marley Tiles, having worked with them to relocate the firm from their longstanding eight-acre site at Wrotham, near Sevenoaks, to a new facility at Panattoni Park Aylesford. We now own their former Wrotham site, which is the subject of a planning application to create premises for up to six businesses of varying sizes, split across a terrace of smaller units.

Supporting Swale
At Kemsley, near Sittingbourne, we acquired 33 acres of contended employment land which had sat vacant and undeveloped for 15 years. It is now the largest speculative development in Kent for more than a decade. Two of the three units have occupiers already committed, with the third of interest to Kent-based occupiers looking for sustainable buildings to support their businesses.
Committed to working with local partners
Panattoni recognises that its developments can provide strategic and long-term benefits, but these can only be maximised by engaging with local communities to ensure that the development delivers for all.
Investing in communities for the long term
We don’t just build and leave; we stay. Panattoni are long-term investors and stakeholders within the communities it develops. The places we create are managed and maintained through a dedicated management company, to ensure that the quality of the development is maintained throughout its life.
Supporting charities and local organisations
Panattoni invested £400,000 in offsite nature recovery schemes, including environmental projects, in partnership with Kent Wildlife Trust and Boughton Monchelsea Amenity Trust.
We also partnered with Royal British Legion Industries (now Royal British Veterans Enterprise) and its signmaking factory at Aylesford to create signs and support the work of the veterans’ charity through our first Kent development. We then went on to support its Great Tommy Sleep Out and other events for two years.
Enhancing connectivity and public access
We listen to our partners in the community. In discussion with local councillors and residents, Panattoni helped to fund the re-opening of the River Medway towpath – connecting Ditton with Snodland for walkers and cyclists.
Panattoni also restored the Mill Pond on the Ditton Stream after consultation with the local community and heritage groups.
Reducing impact and supporting sustainable travel
Panattoni recognises the significance of reducing the impact and carbon footprint of its developments. Aylesford is the first logistics park to install solar-powered parking canopies from inception and also the first to commit to electric charging for its occupiers or eHGVs.
